What will happen if a landlord doesn't refund the security deposit?

 

According to Texas property laws, landlords can be sued by tenants if they fail to refund the security deposit or if they have made deductions without providing an itemized list of where the deductions were used. This suit is called, wrongful detainment of a security deposit.

If the tenant wins their lawsuit, they can be awarded an amount equal to three times the amount of the security deposit detained, plus $100.00 and attorney's fees.
