Do I need to provide my tenant with an itemized list of deductions?

Yes. If a portion of the security deposit has been used (say for damages on the property), a landlord or property manager must provide a list of itemized deductions for the tenant. The only instance where this may be overlooked is if the tenant is delinquent on rent, did not pay the last month’s rent, or there is no dispute over the amount of rent owed.
