Can a tenant use the security deposit to pay their rent?

 

No. Unless your lease agreement specifies this condition, your tenant cannot use the security deposit as a form of payment for rent at the last month of the lease. In cases where a tenant owes money after the contract or has skipped out on paying rent at the end of the lease, the landlord can keep the security deposit and file a lawsuit against the tenant for nonpayment.
